7501 La Morada Place NW Brings New Small-Business Industrial Flex Space to Albuquerque’s Westside; Ben Nolte and Alexis Lovato Lead Leasing

Oct 13, 2026

Three-building development offers 2,400-square-foot units with additional mezzanine space.

Albuquerque-Santa Fe, NM, United States, October 13, 2026 -- Ben Nolte and Alexis Lovato of NAI SunVista announce a new industrial flex development at 7501 La Morada Place NW on Albuquerque’s Westside, with move-in-ready spaces now available for lease.

Developed by Theodore “Ted” Jaramillo, the project provides smaller industrial spaces for businesses seeking a combination of office and warehouse facilities. The development is designed to address a shortage of small-business industrial options in a submarket characterized by larger distribution properties.

The ground-up project consists of three buildings containing approximately 9,600 square feet each, totaling approximately 28,800 square feet before additional mezzanine space. The leasing plan identifies 12 individual units of approximately 2,400 square feet. Each unit includes approximately 800 square feet of additional mezzanine space that is excluded from the advertised unit square footage.

Businesses can lease individual units or combine spaces to accommodate larger requirements, subject to availability and configuration.

Office and Warehouse Space Within Each Unit

The property’s floor plans show first-floor office space connected to a warehouse or shop area, with mezzanine space above the office portion. Building specifications include:

  • Ceiling heights: Approximately 19 to 23 feet.
  • Loading access: 14-by-14-foot grade-level doors.
  • Electrical service: 200-amp, three-phase power.
  • Additional space: Approximately 800 square feet of mezzanine per unit.
  • Parking: A stated ratio of 2.4 spaces per 1,000 square feet.
  • Zoning: NR-C.

The combination of office space, warehouse access and additional mezzanine area gives prospective tenants several factors to evaluate when matching the property to their operational needs.

Leasing Rates and Anticipated Availability

The property flyer lists an annual lease rate of $16.50 per square foot, plus estimated triple-net charges of $2.25 per square foot. For a 2,400-square-foot unit, those rates calculate to approximately $3,300 in monthly base rent and $450 in monthly NNN charges, for a combined monthly amount of approximately $3,750. Water and gas are included in the stated NNN charges.

Site work began in August 2025, followed by vertical construction in November 2025.

Located north of Interstate 40 near Unser Boulevard and La Morada Place NW, the development sits adjacent to an Extra Space Storage facility and Western United Electric Supply.
