Dallal combines official land records, its own fieldwork and verified listings to value property across Kuwait
Kuwait, October 16, 2026 -- Dallal, a Kuwait real estate platform that launched in May 2026, is building a data layer that describes property across the country. It draws on three sources: official records, fieldwork by its own research team, and the listings on its marketplace. That data now feeds an automated valuation model (AVM) that Dallal built in-house and runs in production.
The foundation is official data. Dallal has mapped Kuwait's land parcels, plot sizes, buildings, floors and units for the whole country, using government address, municipal and land-transaction records. Every property gets a fixed identity: where it sits, how large it is and what stands on it.
Official records describe property as it was registered, which is not always how it looks today. Dallal's research team checks properties in the field and adds what the records miss or have not caught up with.

The third source is the marketplace. Each listing on Dallal is tied to its parcel, so every new listing adds current asking prices, rents and unit details to the data layer. This matters most for rentals. Land-transaction records capture sales, but rents rarely appear in them. About four in five Dallal listings are for rent, giving the model a view of rental values that official data alone cannot provide.
A valuation model learns from the prices it is given, so Dallal filters what goes in. The company checks the identity of every lister and reviews each listing before it goes live. Roughly one in five reviewed listings has been rejected. Published listings grew 57% in the past 30 days.
"A valuation model is only as honest as the prices it learns from," said Ali Bahbahani, founder and CEO of Dallal. "That's why we check every listing and turn away the ones we can't stand behind. The land records, the fieldwork and the listings are one system, and each makes the others more accurate."
Dallal's research team continues to improve the AVM's accuracy and is adding new map layers, including traffic, airport noise and pollution. The company plans to open its interactive property map to the public before the end of 2026. Users can browse verified listings on the web or through the Dallal app on iOS and Android, and the company publishes market research on Kuwait's property market.
